Minimize risk and detecting fraud with the SSA-89. Match the applicants name, Social Security Number, and Date of Birth directly with the Social Security Administration.
- The applicant’s SSN, name and DOB are submitted to the SSA and will be returned as either “SUCCESSFUL” (Match) or “UNSUCCESSFUL” (No Match).
- “DECEASED” may be reported when applicable if the input matches a record on the SSA’s Death Master File.

Title searches help real estate investors, lenders, title agents and title companies locate important documents in order to verify the ownership of and/or liens and encumbrances on a property. When Buyers are applying for a Mortgage or Home Equity Loan, Lenders require that a title search is completed before lending money on a property to protect the interest of the lender.
Credit Information Systems now offers the following Title Reports:
The Current Owner Report identifies the current vesting and who granted the deed to the current owners, along with all deeds back to the most recent qualified sale for the current vested owner(s) showing 100% ownership.
Also identified are open mortgages/deeds of trust for the vested owner(s) throughout the attached chain of title on the subject property & for any additional owners, sellers, or borrowers listed on the Customer’s order form affecting the subject property.
And, open and valid liens and judgments filed on subject property (e.g. homeowner association liens, mechanic’s liens, tax & utility liens, etc.) are also listed on these reports.
Finally, current tax information for subject property is found on these reports and includes tax info collected online or it may be a report in the field.
The Legal/Vesting Report includes all deeds back to the most recent qualified sale for the current vested owner(s) showing 100% ownership. It lists deeds, if any, for additional owners, sellers, or borrowers listed on the customer’s order affecting the subject property.
The Update Report contains any new applicable items filed since the original effective date, or a statement indicating there were no additional items found. Also included is the new effective date for public county records of the corresponding county.
